Newport sits between Mona Vale and Avalon and shares character with both. Closer to the village centre and the beach, you get larger flat or gently sloping blocks more like Mona Vale’s. Move toward Bilgola Plateau or up the western slopes and the blocks get steeper, leafier, and start carrying the same bushfire and view-corridor considerations as Avalon. That mixed character is why Newport is one of the more interesting suburbs to plan a granny flat in — the right design depends a lot on which part of the suburb your block sits in.

Block sizes in Newport typically run 700 to 1,200 square metres, which is generous compared to the rest of the peninsula. Slope is the variable: Newport beachside blocks are usually flat to gently sloping and CDC-friendly, while plateau and western slope blocks can have 3 to 6 metres of fall across the rear yard, which forces stepped or piered footings and pushes most of those builds onto the DA pathway. Build cost varies accordingly — flat Newport beachside is similar to Mona Vale economics; sloped Bilgola Plateau builds run more like Avalon.

Three things to know about Newport jobs. First, the bushfire overlay reaches into Bilgola Plateau and the Newport western escarpment, so a BAL rating assessment is part of any quote on those blocks. The good news: Newport blocks closer to the ocean and the village centre are usually outside the overlay, which keeps the build straightforward. Second, view corridors matter more in Newport than most other Northern Beaches suburbs because so many blocks face Pittwater or have ocean glimpses — neighbour view-loss objections come up in DAs, so the granny flat needs to sit thoughtfully into the block rather than maximising the footprint. Third, sewer is on the western boundary on most Newport blocks; for rear-yard granny flats this is fine, but for side-of-house designs the connection runs can add cost.
